At Osaka Arigato, we do more than just real estate. We provide a seamless experience, from property sales to settling into life in Japan.
1. Sales and Rentals
Based in Osaka City, we provide services mainly for real estate sales and rentals.
For sales, we introduce properties primarily in Osaka city, the suburbs of Osaka Prefecture, Kyoto city, and other areas requested by our customers. While rental services are limited to Osaka city only.
2. Property Management
We handle everything from tenant recruitment to contracts, renewals, and rent collection management.
The rental management fee is usually 5% of the rent plus consumption tax.
3. Home Maintenance and Renovation
Osaka Arigato will support you while arranging the day-to-day management of your property with our attentive, friendly, and professional staff. These servicecs include home maintenance, renovations, construction and miscellaneous matters.
4. Home Insurance
We are licensed to sell inexpensive Short-Term home insurance for renters.
Also, an affiliated insurance agency is available to sell home insurance after purchase.
5. Tax Filing
Regarding corporations, corporate tax must be filed after incorporation.
As for the individual, capital gains tax has to be filed after selling a property if you have a profit.
6. Life Support After Arrival
We can assist you in opening a bank account, completing residence registration, applying for resident social insurance, and buying home appliances, etc.
