When considering purchasing real estate, the steps are as follows:

Consultation and Property Search

In the initial consultation, we will go over criteria such as budget, location, size, asset type, expected return, etc.
After the consultation, we will search your desired properties through the Real Estate Agent’s Internet system and other capabilities.

Property Viewing

The next step is to see the properties in person. It is crucial to check not only the property itself, but also the surrounding environment.

Brokage Service Agreement and Written Offer of Purchase

Once you have decided on a property, we will form a brokerage service agreement between us.
Then, we will send a written offer (a purchase application form) to the property seller, stating your intention to purchase.

STEP

Disclosure Statement

We will preparea “Disclosure Statement” in accordance with the law. This is a requirement of real estate agents in Japan. We will explain the “Disclosure Statement” to you. It will include the property’s information, regulations by the law, cancellation of agreement, etc. Then, we will also offer you a written document of it prior to the sales contract.


STEP

Contract

The contract will be concluded between you and the seller. At this point, a 10-20 % down payment is normally required along with the stamp duty.

STEP

Possession & Handover

After the owed payment is given to the seller (the purchase price minus downpayment), the registration of possession is performed by the judicial scrivener.

Last step

Moving-in

We will write up an arrangement of property management contract if necessary.
